Mosaic has contracted Absolute Turn-Key to perform in excess of 5 million in interior renovations at 7 properties in 6 different cities within Texas. Absolute Turn-Key partnership with Mosaic began long before the first renovation. Absolute Turn-Key was recommended to us from the former President of the Houston Apartment Association. Having come highly recommended we expected great things from this team. We have not been disappointed. This team worked alongside Mosaic assisting us in value engineering each job. This effort alone resulted in an organized, well planned and executed renovations. The Absolute Turn-Key group has a proven record of assisting us in the planning, execution and successful completion of several renovations across the state of Texas. While many general contractors are capable of completing to work we have found that Absolute Turn Key has a exemplary work ethic, are very organized and capable of completing the renovations from demolition to full renovation make-ready on time or in advance of the deadline. Their reporting tools have also made it very easy to track progress. This group has greatly assisted us in increasing rents $75-$189 per unit on average and exceeding investor yield expectations. I had the pleasure of working with Mr. Rick Atwood at Preferred Communities while serving as Senior Vice President of Operations. Rick was hired to oversee our construction department, which consisted of exterior and substantial interior renovations. The interior renovation work was extensive and involved turning the entire property to complete the each project. Prior to Rick’s hiring, this process was completely unsuccessful and had resulted in low occupancy that fell below our budgeted projections. Rick was able to turn this area around within less than sixty days and his leadership and expertise transformed our renovations and subsequent operations dramatically. Timelines were met and scheduled move-ins occurred without one single problem and our staffs were productive beyond measure.
The interior renovation work performed by Preferred Communities was the most extensive that I had experienced during my twenty-two years in this business. The mastering of the process was phenomenal and numerous contractors had been used prior to the hiring of Rick. Absolute Turnkey is a brilliant concept and one this if used by the multi-family industry will enable companies to make substantial improvements without negatively affecting their bottom line. Rick and his team have been a tremendous partner for us at Madera Residential. ATK comes from and knows the apartment business and the challenges we face. Recently, we had a situation at a property where a city inspection led to an unexpected, large capital project. It seemed that every time a different inspector came out the game changed and new requirements were put on us. Rick, David and Jose understood this was unexpected and in turn not in the budget. They were able to proactively work with the city to deter additional work while keeping the total cost of the project to a minimum. We tried 3 other contractors on this project before we met ATK. I am a Claims Account Executive for an insurance broker, servicing multi-family and commercial real estate owners. One of my clients is a national property/apartment owner and management company. In September 2008, Hurricane Ike did extensive damage to three of their locations in Houston, Texas. ATK inspected all three locations and assessed the damages at each. They prepared scopes of damage and pricing for the three apartment complexes. This included walking over 200 individual units. There were significant differences in the scopes prepared by ATK and those prepared by the insurance adjuster. The principals of ATK, Rick and John, revisited the complexes and walked numerous units with myself, the adjuster and their building consultant and explained why repairs could not be made for the amounts being allowed. Ultimately, ATK was able to document and negotiate a reasonable price with the carrier and make the necessary repairs for the insured.

The claim was a drawn out process because ATK had to continually educate the adjuster and carrier as to how repairs should be made and the true cost of doing so. ATK stayed with the process through the initial assessment, numerous meetings with the adjuster, and meetings with the insured, all the way through to settlement of the claim and completion of repairs. This claim caused all of us to become frustrated, but Rick was a calming presence. While it would have been easy to become emotional, Rick did not do so, which allowed us to work through to a reasonable conclusion.

I would gladly recommend ATK for future projects in which I am involved.
